Cleaning scores high at Award-finalist London College

A finalist in the UK cleaning industry’s prestigious Golden Service Awards this year (2020), the servicing of two United Colleges Group sites in London by Brayborne Facilities Services exemplifies best practice management by both provider and client.

United Colleges Group was formed by the merger of City of Westminster College and the College of North West London in August 2017. City of Westminster College operates from two centres, Paddington Green Campus and Maida Vale Campus.

February sees the first anniversary of a six figure value contract to clean the two campuses by Brayborne.

Part of The Exclusive Services Group, this established provider operates over 200 contracts across the south of England specialising in daily and periodic cleaning within the commercial and educational sector, employing over 1100 staff.

A light and airy building opened in 2011 and recently part of an eight figure value refurbishment, the seven-storey Paddington campus has a large atrium at its heart with accessible roof terraces and public facilities such as a theatre and a café.

Maida Vale also underwent refurbishment leading up to opening in September 2017. It houses the College’s Business Development Unit, English for Speakers of Other Languages (ESOL) and specialist provision for students with learning difficulties and disabilities (SLDD).

In February 2019, newly-informed it had won the contract, Brayborne started a mobilisation period working closely with the United Colleges Group facilities team under its manager Ian Smith to resolve some concerns relating to TUPE and changes to services within the contract.

Says Ian: “Having won the contract at tender, hands-down, Brayborne worked with us to remedy TUPE worries and communication between us has subsequently been brilliant, all the way down the line.”

Brayborne provides daily and periodic cleaning, waste management, external and internal window cleaning, specialist hard floor cleaning, carpet cleaning, kitchen deep cleaning and duct cleaning to the two United Colleges Group campuses.

Work is conducted primarily in early morning on both campuses, with tasks undertaken by cleaning operatives, waste operatives, and day janitors maintaining common areas and toilets throughout the day.

Overseeing are supervisors and a contract manager supported by a dedicated area manager in Owen Taylor, an industry professional with a proven track record running large educational contracts and responsible for monitoring standards, personnel performance and quality control auditing.

Says Owen: “The contract to these sites has proven fruitful for both parties thanks to our adopting an inclusive ISO9001-accredited management process that with the combined use of our

Helpdesk team and an onsite liaison book means we deal with any issues in a timely manner.”

The quality of service provided is of course a determining factor in what makes a cleaning service work. The Exclusive Services Group has awarded-status as a BICS Hub training centre delivering industry-recognised qualification courses to all staff and management.

Operatives undergo thorough induction and training at the start of their employment at United Colleges Group. Blended learning packages include face-to-face training as well as workbook and toolbox skills development, with a constant drive to provide benchmark standards, consistency and flexibility to meet the changing demands within the contract.

All operatives employed by ISO14001-accredited Brayborne are measuring and assessing to minimise the environmental impact of service provision daily.

Says Ian Smith: “Everything is always on the table with Brayborne, making it very easy to discuss options and agree on actions necessary to come to acceptable solutions on both sides,” adding, “senior staff have also been exceptionally supportive in helping the college sort issues at Campuses not currently included in the contract.”

That’s another plus point of working with Brayborne.

A ‘can-do’ ethos backed up by action prevails on this contract, with the management team providing training to operatives employed directly by United Colleges Group’s Willesden campus while the company’s Specialist Division provides deep cleans to site, when required.

The United Colleges Group has adopted the enhanced Actual London Living Wage rates to be paid to all Brayborne staff on campuses garnering award status.
